Agree on any fee upfront. Referral or finder's fees are between you and the member. We recommend posting your rate when you post the lead.

How we keep it fair

Leads shared here stay in the community. We ask members not to take a posted lead and search for a property outside Vetted Homes. That keeps the process simple for owners and for the families we serve.

Premium members get priority when we share leads internally. Everyone on the map is still checked, so a listed home can be found when a request fits.

Members also keep exact addresses private. Share a ZIP code when you post.

Is the community free?

Yes. The Vetted Homes community on Skool is free to join. Premium Access is an optional upgrade with founder support calls and priority when Vetted Homes shares leads internally.

What does the Lead Sharing Map do?

It shows where members have homes, so you can search by ZIP code and connect with the right owner when a lead comes in for their area.

Are referral fees required when I share a lead?

No set fee exists. Any referral or finder's fee is agreed between you and the member, and we ask that you state your rate when you post the lead. Vetted Homes stays out of those agreements.

Can I ask questions if I am brand new?

Yes. Newcomers and seasoned investors share the same space. Post your question in the General channel.

Can I ask if my home would be a fit?

Post your ZIP code and a short description of the home in the Listing Feedback channel. Members who work in your market can share what they see.

Do I need to book a call to join?

No. You can join the community directly.
