About Us, and Why We Exist.

We're Kellie and Jason, a husband and wife team.

Seven years ago, we took a leap of faith, uprooted our family, and moved to the beach. Our friends Jason and Jackie rented our primary home in California furnished it and made it amazing while living in it then they moved to Texas and started hosting insurance families in our CA home, the one they were renting from us. When they told us what they were doing and we saw what it was renting for, we knew we wanted to learn how to do it ourselves.

It was the perfect fit. I loved hospitality, and after fourteen years as a stay at home mom, I was ready to contribute income for our family without taking time away from them. The best part? I could run this business from home, or honestly from anywhere, right from my phone.

An iMTR is a furnished home rented to families who have been displaced by a housing emergency such as a house fire, water damage, or storm. Their insurance company covers the cost of temporary housing, which means you get paid directly and reliably, often 2 to 4 times the normal market rent for stays that typically last 30 to 180 days.

Q2: Do I need to already own property to make this work?

Nope! This strategy works for both new and experienced investors. We’ll show you how students are starting with zero properties — and how to spot the best areas to launch in.

Q3: What kinds of situations displace families?

Housing emergencies happen to everyday families all the time. In our 7 years of experience, most placements come from floods inside the home, water leaks, dishwashers or appliances breaking and flooding the house, trees falling on roofs, or house fires. You don't need a hurricane to generate placements — the most common claims are everyday accidents that make a home temporarily unlivable.

Q4: Does this actually work in today’s market?

Yes — and not just for us. Students have replicated this in dozens of markets, from small towns to major metros. On the call, we’ll help you evaluate your exact area and show you examples.

Q5: Does my property qualify?

The strongest iMTR properties tend to be 3 to 4 bedroom homes with at least 2 bathrooms, a fenced yard, and a pet-friendly policy. Single-story homes are preferred, or at minimum one bedroom on the ground level. Being in a community near good schools, high homeownership rates, and a population of 100,000 or more is ideal. Townhomes, condos, apartments, and inner-city units are generally not a good fit since most displaced families are coming from single-family homes and want something that feels like one.

Q6: How much can I realistically earn using this model?

Gross rents of $5,000 to $15,000 per month are common on everyday single-family homes — not luxury properties. Your net income will vary depending on your mortgage or rent, expenses, and vacancy. We don't make income guarantees, but we do walk you through realistic numbers based on your specific property and market inside the community.
